On Tuesday, the Coppell City Council approved a zoning revision to allow a four-story, 100-room Tru Hotel to be constructed on 2.05 acres near Freeport Parkway rather than a previously proposed 125-room hotel.
Development Services Administrator Matthew Steer said plans for Tru Hotel meets the ordinance guideline for 108 parking spaces by sharing three parking spots with the Four Points by Sheraton hotel lot.
“They are proposing 100 rooms just because that is all they had the parking for,” Steer said.
To rectify the hotel landscape’s area deficiency, there will be 2,742 square feet of stamped sidewalk pavement.
Civil engineer William Winkelmann provided an estimate of 18 months for the hotel’s construction.
The council determined it cannot assist with the financial planning for the Estrada Ready Mix Concrete LLC’s permit application for a concrete batch plant, and amending the land use plan to develop an industrial special district.
“The purpose of this area within the plan will be to provide areas for employment and light industrial activities typically dependent upon good transportation access to highways, rail lines or airports,” Steer said.
The council was not able to consider the potential tax revenue for the industrial special district with Estrada Ready Mix Concrete LLC executive officers Phil Flink and Steve Maglisceau due to legal restrictions.
“While everything you say I will accept as being true, we cannot consider that any more than the Planning and Zoning committee,” Council Member Jim Walker said.
Coppell Mayor Wes Mays suggested that Flink and Mays accept a continuance of its proposal at the Coppell City Council meeting on April 28.
